To sell a property, you must have a Home Report and provide it to prospective buyers upon request. The Home Report includes three documents:
Single Survey: Assessments of the property’s condition, valuation, and accessibility.
Energy Report: Evaluates energy efficiency, environmental impact, and offers improvement recommendations.
Property Questionnaire: Completed by the seller, detailing information like council tax band and factoring costs.
Legally, these documents must be no older than 12 weeks when the property is listed. A Home Report doesn’t need updating if the property remains on the market, but if it's older than 12 weeks, a refresh might be required by the buyer’s lender. The property can be off the market for up to 28 days without needing a new Home Report.
Once we have carried out the marketing and you have approved the home report survey, we can prepare your property to go live on the market within a few days. The average time for a property to be listed is between 2 to 4 weeks (with DJ Alexander's average being 21 days). However, this can vary depending on location, property type, condition, and price. Once you have accepted an offer, the conveyancing process can take between 4 and 8 weeks, depending on the buyer's position and the agreed date of entry.
Yes – we partner with Mortgage Advice Bureau, who would be happy to discuss your lending needs. Even if you have already received a mortgage agreement in principle, it’s good to get a second opinion, as rates are regularly changing and there may be better rates or deals available. Yes, the legal side of the sale must be dealt with by a solicitor. DJ Alexander work closely with a panel of trusted solicitors who we would be happy to recommend and introduce you too.
DJ Alexander handles all viewings and are conducted 7-days a week. Viewings are unlimited in numbers and are included as part of our sales package at no extra cost.
