Renters guide to property do's and don'ts
What You Can Do:
Personalise Your Space:
You are generally allowed to add personal touches to your rental, such as hanging pictures or putting up temporary decorations. Make sure to use damage-free methods like adhesive hooks or removable wall stickers.
Maintain the Property:
Keep the property clean and in good condition. Regularly clean areas such as kitchens, bathrooms, and floors. Promptly report any maintenance issues to us.
If you have access to a garden, you can usually tend to it. This includes tasks like mowing the lawn or planting flowers. However, check with us about any restrictions or guidelines.
Hosting Guests:
You can have guests over, but be mindful of any rules about the number of guests or the duration of their stay. Always ensure that your guests adhere to the terms of the tenancy agreement.
What You Cannot Do:
Alter the Structure:
Do not make structural changes to the property, such as knocking down walls or installing built-in furniture. Such alterations typically require permission from the landlord and may need professional oversight.
Decorate Permanently:
Avoid making permanent changes like painting walls or installing new fixtures unless you have explicit permission from your landlord. Contact us if you have any questions regarding decorating.
Sublet the Property:
You should not sublet the property or allow anyone to live there without permission. Always check your tenancy agreement and seek written consent from us before making any arrangements.
Keep Pets:
Check your tenancy agreement to see if pets are allowed and, if so, whether there are any conditions or additional deposits required.
Smoke Indoors:
Smoking inside the property is generally prohibited. This rule helps prevent damage and maintain a clean environment for all tenants.
Engage in Illegal Activities:
You must not use the property for illegal activities.
Important Notes:
Seek Permission:
Always consult us before making any significant changes or if you're unsure about any actions.
Review Your Tenancy Agreement:
Familiarise yourself with the terms of your tenancy agreement. It outlines specific rules and expectations regarding what is and isn’t allowed in the property.
Respect the Property:
Treat the property with respect and care.
