It is now more important than ever for us to consider how we can invest in our future. Of course, that all-important pension pot is critical to this; however, many are thinking about how else they can ensure a comfortable standard of living as they grow old.

Buying a property to let has become a popular option for many as they look to build a ‘nest egg’ that will serve them now and into the future. Nick, a recent client of DJ Alexander, decided to do just this as he began researching the best areas to invest in his first buy-to-let property.

Nick reached out to our New Business Advisor, David Brash, in November 2022, where they discussed the Edinburgh market, what areas suited his budget, and the potential rental yields. Nick was pleased to hear that rental properties in Edinburgh could attract tenants that would take long leases and also short turnaround times between tenancies.

With this began the search for the ideal property. David Brash assisted Nick in assessing the rental value of each property he was interested in and provided sound advice to help with Nick’s decision-making. In mid-December, Nick was delighted to hear he had been successful in having an offer accepted on a property on Stewart Terrace in the Gorgie area of Edinburgh.

David collected the keys from the solicitors on the 6th February and carried out the required preparations to get the property online by the 10th while also assisting with arranging the various safety certifications needed to let a property. Once the property had been marketed, it didn’t take long to secure Nick’s first tenant, with the flat being let on the 22nd February. What a great turnaround!
